As a Mortgage Adviser, you help individuals and families find and secure the right home loan for their circumstances. You assess clients' financial situations, explain different mortgage products, and guide them through the application process from initial enquiry right through to drawdown. You liaise with banks, other lending institutions, solicitors, and property valuers on behalf of your clients, ensuring all documentation is accurate and submitted on time. Depending on whether you work directly for a lender or as an independent broker, you may advise on products from one provider or across the whole market.
Listen: a day as a Mortgage Adviser
You arrive at your office in a brokerage firm in Cork city at half eight, make a coffee, and spend the first twenty minutes checking emails and reviewing the day's diary. A couple already in the process of buying a semi-detached in Ballincollig have sent through their latest payslips, which you download and save to their client file in your CRM system. You also notice a query from a bank's underwriting team asking for an updated bank statement from another client — you send a quick text to that client explaining what is needed and why. At nine o'clock your first appointment arrives, a young teacher and a nurse hoping to buy their first home. You sit with them and go through their income documents, evidence of savings, and employment contracts. You explain the Central Bank of Ireland's lending rules — currently, most first-time buyers can borrow up to four times their gross income — and you run figures through an affordability calculator on your screen so they can see realistic loan amounts in front of them.
A relevant Level 7 or Level 8 degree in finance, business, economics, or a related field is the most common route into this career, with Leaving Certificate subjects such as Mathematics, Accounting, and Economics providing a strong foundation. However, the essential professional requirement in Ireland is the Accredited Product Adviser (APA) qualification in loans or the full Qualified Financial Adviser (QFA) designation, both awarded by the Institute of Banking and regulated under the Central Bank of Ireland's Minimum Competency Code. Many entrants take a Level 8 degree in financial services, business studies, or a related discipline at institutions such as UCD, UCC, TU Dublin, or the Technological Universities before pursuing these professional qualifications. PLC courses at Level 5 or 6 in business or financial services can provide an alternative starting point, though you will still need to complete the APA or QFA to give regulated mortgage advice. Some people move into mortgage advising from banking or financial administration roles, completing professional qualifications on the job. Registration with the Central Bank of Ireland as a Retail Intermediary or as an Appointed Representative of a regulated firm is legally required before you can give mortgage advice.
Many Mortgage Advisers begin in banking or financial administration roles, gaining product knowledge before completing their APA or QFA qualification and moving into an advisory position. With experience, you can progress to Senior Mortgage Adviser or Team Leader within a lending institution or brokerage. Some advisers establish their own independent mortgage brokerage, expanding their client base and taking on staff. Others move into broader financial planning roles, adding qualifications such as the Certified Financial Planner (CFP) designation to advise on a wider range of personal finance matters.
AI-powered tools are automating many of the more routine tasks in mortgage processing, such as document verification, initial affordability checks, and credit scoring, reducing administrative burdens for advisers. This means Mortgage Advisers are increasingly expected to focus on the higher-value aspects of their role — building client relationships, interpreting complex financial situations, and providing personalised advice that automated systems cannot replicate. Lenders are investing in digital mortgage platforms that speed up application processing, so advisers need to be comfortable working within these systems. Overall, AI is likely to make the role more efficient rather than replace it, as regulated, face-to-face financial advice remains a legal and practical requirement for most mortgage transactions in Ireland.
