As a Property Valuer you assess the value of residential and commercial properties for purposes such as sale, mortgage lending, insurance, and legal proceedings. Your daily work involves inspecting buildings, examining their condition, age, quality, and any repairs required, then comparing them against recent market transactions to arrive at a defensible valuation. You compile detailed appraisal reports, schedules of condition, and inventories of fixtures for clients that may include banks, solicitors, estate agencies, or private individuals. You work closely with mortgage advisors, solicitors, estate agents, and other chartered surveyors, and must keep a close eye on movements in the Irish property market to ensure your assessments are accurate and up to date.
Listen: a day as a Property Valuer
Your alarm goes off at 7:15 a.m. Before leaving the house you check your diary on your laptop. Today you have three residential inspections booked across south Dublin, a mortgage valuation report to finish for a bank client, and a call with a solicitor about a probate case — where a property must be valued for an estate being settled after someone has died. You grab your inspection kit: a laser measure, a torch, a clipboard, a camera, and your tablet loaded with your valuation software. By 9:00 a.m. you are at your first property, a 1970s semi-detached house in Rathfarnham. The owner lets you in and you spend about forty minutes going room by room, checking for signs of damp, subsidence — where the ground beneath a building shifts and can cause structural damage — noting the age of the boiler, the condition of windows, and any obvious repairs needed. You photograph everything methodically and enter measurements into your tablet.
A relevant degree is the typical route into property valuation in Ireland; useful Leaving Certificate subjects include Mathematics, Business, Economics, and Geography. Most entrants hold an NFQ Level 8 Honours Bachelor degree in Property Economics, Real Estate, or Surveying, available at institutions such as TU Dublin, ATU, or SETU. An NFQ Level 7 Ordinary Bachelor in a related discipline can also provide entry, often followed by a top-up to Level 8. Graduates typically work towards membership of the Society of Chartered Surveyors Ireland (SCSI) and the Royal Institution of Chartered Surveyors (RICS) through an Assessment of Professional Competence (APC), which requires a period of structured professional experience. A PLC course at Level 5 or 6 in Business or Construction Studies can serve as a progression route into a degree programme for those who do not meet CAO points requirements directly.
Most Property Valuers begin their careers as graduate surveyors within an estate agency or chartered surveying practice, working under supervision while completing the SCSI/RICS Assessment of Professional Competence. After gaining chartered status, typically within two to three years of graduation, you can progress to the role of Chartered Valuation Surveyor with greater autonomy and responsibility for more complex commercial or specialist portfolios. With further experience you may advance to Associate or Partner level within a firm, or move into senior roles in banking, local authorities, or state bodies such as the Valuation Office of Ireland. Some experienced valuers establish their own practices or diversify into related areas such as property investment advisory, asset management, or planning consultancy.
AI-powered automated valuation models (AVMs) are increasingly used by lenders and property portals to generate rapid indicative price estimates, which has streamlined initial screening processes. However, AVMs cannot replace the professional judgement, physical inspection, and legal accountability that a qualified Property Valuer provides, particularly for mortgage, insurance, or litigation purposes. AI tools are reshaping parts of the role by automating comparable evidence searches, data aggregation, and report formatting, allowing valuers to focus on interpretation and client advisory work. Chartered valuers who embrace these tools as aids to efficiency are likely to be better positioned than those who resist them, and professional bodies such as the SCSI are actively developing guidance on responsible AI use in surveying practice.
