What will you learn?

This QQI Level 6 programme trains you to carry out Building Energy Rating (BER) assessments on residential and non-domestic properties across Ireland. You will learn how to evaluate a building's energy performance by examining insulation, heating systems, windows, ventilation and renewable energy features, and enter your findings into SEAI-approved software such as DEAP and NEAP. Practical sessions involve site visits to real properties where you measure dimensions, identify construction types and gather the data needed to generate an official BER certificate and advisory report. A typical week combines classroom theory on building physics and Irish energy regulations with hands-on assessments and software workshops. The programme also covers the SEAI registration process, which you must complete before you can legally issue BER certificates commercially in Ireland.

Required Education

Entry typically requires a Leaving Certificate with passes in at least five subjects, including English and Mathematics, though some ETB providers accept a QQI Level 5 award in Construction Studies or a related trade as an equivalent. Leaving Certificate subjects such as Construction Studies, Physics and Applied Mathematics are useful but not always mandatory. Prior work experience in construction, property, facilities management or a related trade is a distinct advantage and may be considered in lieu of formal academic qualifications for mature applicants. This course is not CAO-accessed; you apply directly to the College of Further Education or ETB delivering it, and places are generally limited and filled on a first-come, first-served basis. HEAR and DARE supports may be available through ETBs for eligible applicants.

Career Prospects

Demand for qualified BER assessors in Ireland has grown significantly as SEAI grant schemes and tighter energy regulations require certificates for an ever-wider range of transactions. The government's target to retrofit 500,000 homes by 2030 is sustaining strong market activity, meaning self-employed assessors with a solid client base can build a viable business. Salaries for employed assessors typically range from around €30,000 to €45,000 gross per year, while established self-employed assessors can earn more depending on volume of work. The non-domestic sector, covering commercial buildings and public bodies, offers additional opportunities as minimum energy performance standards are progressively tightened under EU law.

Impact of AI on this program

AI-assisted tools are beginning to appear in energy modelling software, helping to speed up data entry, flag input errors and suggest likely U-values based on construction date and building type. Remote assessment methods using AI-enhanced imagery and thermal drone surveys are being piloted, though SEAI currently requires a qualified assessor to take professional responsibility for all certified assessments. For routine residential surveys, AI is unlikely to replace the assessor's site judgement, but it will reduce administrative workload and improve accuracy of reports. Staying current with SEAI's evolving software requirements and digital tools will be an ongoing professional expectation.

How to apply

Applications for QQI Level 6 BER Assessor programmes are made directly to the relevant ETB college or Further Education provider, not through the CAO; prospective learners should check each provider's website or contact their local ETB for intake dates and eligibility requirements. Some providers may require a background in construction, engineering or a related trade, and successful graduates must additionally register with the Sustainable Energy Authority of Ireland (SEAI) to practice as a BER Assessor.
